BHIWADI - THE NEXT INDUSTRIAL HUB

APART FROM THE STRATEGIC LOCATION OF BHIWADI, THE OTHER ASPECTS THAT ARE ENTICING CORPORATES TO SET SHOP HERE ARE LOW PROPERTY RATES, EXCELLENT INFRASTRUCTURE, LOW COST OF LIVING, LOW POPULATION DENSITY AND LOW POLLUTION LEVELS

THE RATE OF POPULATION GROWTH IN BHIWADI ALSO GUARANTEES A FUTURE REPLETE WITH OPPORTUNITIES FOR REAL ESTATE, RETAIL AND HOSPITALITY INDUSTRIES

Located on NH-8 and only 32km away from the Indira Gandhi International Airport, Bhiwadi is emerging as the next industrial hub leaving behind other place of the National Capital Region. Over the last couple of years, the quiet town has undergone a sea change metamorphosing into the third largest industrial center of India. Today, it is home to umpteen top-notch global industries.
Bhiwadi in Rajasthan is part of the 2021 National Capital Region Plan. It is already an industrial hub with over 2,500 industrial units and has acquired the status of a prized real estate destination. Bhiwadi also serves as a gateway to Rajasthan.
Bhiwadi has immense location advantage as it has a direct approach to NH-8 (which is linked to the eight-lane road from Gurgaon to Mumbai), a link to the Delhi-Mumbai Industrial Corridor (DMIC) intersection, and proximity to Gurgaon, IMT Manesar, Bawal, Alwar, Neemrana, and Delhi in particular. Apart from the strategic location of Bhiwadi, the other aspects that are enticing corporates to set shop here are low property rates, excellent infrastructure, low cost of living, low population density and low pollution levels.
Another advantage of Bhiwadi is that it is only a few kilometres away from another industrial hub, Manesar. When compared to Gurgaon, the prices are more reasonable in Bhiwadi. This is indeed a possible reason for the fast growing popularity of this area.
Bhim Yadav, the chief executive officer of Falcon Realty Services Pvt Ltd, says: "In other words, it can be said that the rapid industrial growth, combined with wellconnected roads and routes, have truly made this place one of the best destinations. The rate of population growth in Bhiwadi also guarantees a future replete with opportunities for real estate, retail and hospitality industries. Developed by government and private collaboration on bare land, the residential and commercial areas are clearly demarcated making the development absolutely hassle-free. We foresee a bright future for the area and in fact, the whole stretch of NH-8 leading up to Alwar is witnessing a spurt in real estate development."
Sumit Bansal, joint managing director of Innovative Infra Developers Pvt Ltd, says: "Bhiwadi has a big location advantage of being very close to Delhi, as well as being well connected to NH-8. It is attracting industrialists not only from Delhi but also from Punjab and other part of India. It is an undeniable fact that of late, Bhiwadi is a booming destination in the real estate industry. Another advantage of this project is that it is proving its worth for both residential and commercial clients. Apart from this, the location surely boasts of being well connected to the nearby schools, roads, hospitals, post offices, banks. Bhiwadi also has a flawless water supply system."
Navin M Raheja, the managing director of Raheja Group, says: "Bhiwadi is putting all its efforts in creating better facilities for its prospective buyers. Its affordable prices and value for money is one of the biggest advantages. As a result, even middle-class people can think of buying property in Bhiwadi. Newlyconstructed apartments are in high demand and most of them have already been booked. Apart from these developments, the city is undergoing a lot of investor activities."
Currently, a few of the prominent ventures in Bhiwadi include the car plant of Honda Siel in Khushkhera, Reliance's power plant in Jhajjar, an SEZ of Reliance, the KMP Expressway, etc. The KMP Expressway links Bhiwadi to Bawal, Rohtak and Panipat. The rapid industrial growth, combined with the well-connected roads, has truly made this place one of the best destinations. Naturally, this puts pressure on housing needs and it was in this context that the Rajasthan Housing Board spread its activities in this industrial town
The developers who are flocking to this destination include Parsvnath, MVL (real estate division), Ashiana, Jagriti Infrastructure, Kajaria, M Tech, Ashiana, and MTech developers. This place is also a preferred destination for group-housing projects (by MVL, Ashiana, MTech, Kajaria, Parsvnath) and malls (BB Mall by Jagriti, Capitol Mall by Rajasthan government), among others.
